Recognizing the importance of performing periodic facade inspections, several municipalities have passed laws mandating requirements for these inspections which are often referred to as facade ordinances.
New York City’s law (Local Law 11/98) is the longest continuously enforced facade ordinance in the US. In February of 2010, the City of Philadelphia amended the Property Maintenance code by incorporating PM 304.10. Periodic Inspection of Exterior Walls and Appurtenances of Buildings.
“Sullivan Engineering recommends performing periodic facade inspections on all building facades, even when not required by the local building department.” In addition to identifying potentially unsafe conditions; facade inspections can identify existing or potential sources of water/air infiltration and point out areas in need of preventive maintenance that can often result in large life cycle cost reductions. Where no municipal laws govern the periodic inspections of facades; Sullivan Engineering recommends a minimum standard as established in ASTM E2270-05 Standard Practice for Periodic Inspection of Building Facades for Unsafe Conditions.
Sullivan Engineering LLC has the knowledge and experience required to perform a thorough and honest facade inspection that in addition to meeting the requirements of governing authorities provides added benefit to the building Owner. As an added value, all facade inspection reports include a separate building envelope survey for the Owner’s benefit and use.
